What Is the First Home Owner Grant (FHOG) in NSW?

The First Home Owner Grant (FHOG) is a $10,000 one-off payment available to eligible first home buyers in NSW who are purchasing or building a new home. To qualify, the property must be a new build valued at $600,000 or less (or a new home built on land with a combined value of $750,000 or less). The FHOG is not available for established properties.

Stamp Duty Concessions for First Home Buyers in NSW

Stamp duty (also called transfer duty) is a significant cost for property buyers. However, first home buyers in NSW may be entitled to significant concessions:

  • Full stamp duty exemption: For new or existing homes valued up to $650,000.

    If the property is valued between $650,001 and $800,000, you receive a concessional (discounted) rate.

  • Vacant land exemption: For land valued up to $350,000, with concessional rates applying up to $450,000.

  • Property Tax (First Home Buyer Choice): For new and existing homes valued up to $1.5 million, you can opt to pay an annual property tax instead of upfront stamp duty. This option remains available to eligible buyers and can be a significant help with cash flow.

These thresholds and rules can change, so always confirm current eligibility with your property lawyer.

The First Home Guarantee (Federal Scheme)

The Federal Government's First Home Guarantee (formerly the First Home Loan Deposit Scheme) allows eligible first home buyers to purchase a home with as little as a 5% deposit, without paying Lenders Mortgage Insurance (LMI). The government guarantees up to 15% of the loan value. In NSW, eligible buyers can purchase properties up to $900,000 in Sydney and regional centres.

The Conveyancing Process for First Home Buyers

The conveyancing process for first home buyers follows the same steps as any residential purchase, but there are some additional considerations:

  1. Engage a property lawyer before you start making offers.

  2. Get pre-approval from your lender so you know your budget.

  3. Have your lawyer review the contract before you sign or bid at auction.

  4. Your lawyer will check eligibility for stamp duty exemptions and the FHOG.

  5. Exchange contracts and pay your deposit (usually 10%).

  6. Your lawyer conducts pre-settlement searches and liaises with your bank.

  7. Settlement occurs electronically through PEXA — and you receive the keys!
